Chapter 68 Luxurious Large Flat

That evening, Lin Ruoyan received a text message informing her that her son had finally been selected for the gifted class.

On Monday, when the son came home from kindergarten, he said with sympathy that Ou Xiaoxue had failed the exam, so her family had enrolled her in an extra interest class for children's mathematics Olympiads, and her eyes were swollen from crying.

Lin Ruoyan observed a few minutes of silence for the little girl, but compared to other children who were not gifted, Ou Xiaoxue might be lucky. If she had tried her best to get in, she would have faced tremendous study pressure and a group of talented classmates, and she might not have been happy in the next few years.

As June arrived, a new 100 million yuan target was hanging over her head again. Lin Ruoyan had to temporarily stop her carefree enjoyment and start thinking about new spending plans.

She sorted out the potential major expenses in the coming months. The construction contract for the land where the mansion was located was undoubtedly a key one.

If done right, a civil construction contract of 100 million or 200 million yuan is easily possible, not including the finishing touches. After all, what luxury home is complete without a basement? The above-ground building area counted toward the floor area ratio is 100,000 square meters, and with two or three basement floors, you can create 10,000 or 20,000 square meters. The construction cost of underground work is twice as high as above-ground construction.

However, all of the above can only be done after obtaining approval procedures at various stages of the project. This requires that after the plan drawings are finalized, the construction drawings and corresponding approval drawings should be prepared immediately.

Domestic construction design firms are still in negotiations, and state-owned enterprise companies are still very confident at this point, unlike the real world, which will be as aggressive as it is twenty years later. Established state-owned enterprise companies are very responsible and will require a look at the blueprints before giving a quote. Lin Ruoyan needs a comprehensive range of expertise, not just in architectural construction drawings, but also in interior design, landscaping, steel structure, and other specialized areas. Therefore, the design department is still carefully evaluating and selecting.

In the middle of last month, the overseas consulting company had already given an interim report, confirming that the idea of building large-sized luxury houses was feasible. After the D-country design company received this report, its overseas and domestic branches worked together and worked overtime to produce several draft concepts based on this general idea. Two sets of solution ideas will be given in the near future.

The difference between these two sets is essentially a matter of positioning, and luxury homes also have different sizes.

Design Director Zhao Xingxing scheduled the design for early June, just in time for the outbound trip. The basic elements of the design plan had to be finalized, at least the unit range. This allowed the design company to move forward with the design, while other departments began calculating project quantities and costs. Sales began calculating the total price based on the expected unit price, securing customer base, and preparing more detailed marketing materials.

Two sheets of paper lay spread out on Lin Ruoyan's desk, each representing a specific idea. These were the proposed apartment ranges, a collaboration between the consulting firm and the design company. Zhao Xingxing had streamlined them, condensing them into their essence. The ranges were paired with a master plan, and next to them were the ratios of the possible apartment types, providing a clear overview of all the data.

Before leaving get off work today, Lin Ruoyan has to decide which one to choose.

The first plan is relatively conservative. The entire community is primarily built around 200-square-meter units. Only one prime building, located north of the central garden, will be selected to create a two-unit, 300-square-meter prime unit. The other buildings don't have the same stunning views, so they're all just conventional large units.

While this isn't exactly a luxury residence, it certainly surpasses the design of most existing high-end residences in China. Each building features a narrow depth and a wide frontage, ensuring all bedrooms face south, ensuring excellent light and ventilation. The only drawback is the relatively small spacing between the buildings, barely meeting national standards. After all, a narrow building depth significantly impacts the plot ratio, and without sacrificing plot ratio, the integrity and spaciousness of the garden must be sacrificed.

The advantages of this plan are also obvious. When pursuing a high unit price, because the area of each unit is not too large, the total price will not be too high, and the sales speed will be faster.

Another radical and more extreme plan preserves the entire community's massive central garden, seemingly removing the central tower from the previous plan. In reality, each building is deeper, increasing the minimum floor area per unit to 300 square meters. The northernmost row of towers, separated from the southern buildings by a 50-meter-wide green landscape, offers unparalleled views and increases unit sizes to 400-500 square meters.

At that time, the top villas on the market were only about 400-500 square meters. This project was selling multi-story residential buildings. Would anyone really be interested in such a large flat of 400-500 square meters?

The downside of this large, deep apartment is that there's a large dark space inside. What's the purpose of this dark space? Furthermore, if the unit price is the same as in Option 1, the total price of Option 2 is too high.

"Which option do you choose?" Lin Ruoyan asked Zhao Xingxing.

Zhao Xingxing said, "From a design perspective, both plans are great. I like the shallow, airy feel of Plan 1, and I also like the large garden of Plan 2. But I think the lower price tag will sell better."

Lin Ruoyan said, "But Plan 1 requires selling 400 units, while Plan 2 only requires selling a little over 200. Based on my unit price expectations, even a smaller unit like Plan 1 would cost 10 million."

Zhao Xingxing didn't catch Lin Ruoyan's hidden meaning and said worriedly, "Then should we reduce the area of the units in Plan 1 and try to reduce the total price to under 10 million? Or maybe consider making the large units into duplexes, so that at least each unit can feel like a villa?"

Lin Ruoyan explained, "That's not what I meant. They still want a large flat. I think when it comes to the group of customers I envision buying truly luxury homes, they don't care whether it's 10 million or 30 million. They've lived in a proper villa before. They might prefer a larger apartment. An area of 200 to 300 square meters won't fit several master bedrooms, and all the spaces are a bit small."

Zhao Xingxing was stunned. Her family lived in the professorial building assigned to them by the university where her parents worked. The three-bedroom apartment was over 80 square meters, much more spacious than the surrounding two-bedroom and one-bedroom apartments, which were 40 to 50 square meters.

She used to visit her friends' homes, and they were all small, tube-shaped buildings without even a kitchen or bathroom. Although she had studied abroad for many years and had seen independent houses like villas, she had only seen real urban mansions in magazines. She couldn't imagine that a house of 200 or 300 square meters would feel small.

However, Lin Ruoyan is the daughter of a wealthy family. She is used to living in a villa of 700 to 800 square meters, so she must still feel that an ordinary house of 200 to 300 square meters is too small.

Zhao Xingxing asked tentatively, "Mr. Lin thinks option two is better, right?"

Lin Ruoyan nodded, thinking about the luxury housing projects she had seen in the real world. She said earnestly, "You should continue to develop the foundation of Plan 2. I have a few requests for you to take note of and strive to implement them in your plan."

Zhao Xingxing quickly spread out the pen and paper.

Lin Ruoyan said, "We're primarily targeting apartments around 400 square meters. Considering prime units of 500 to 600 square meters, we're looking for apartments on floors with good views, as well as on the top and ground floors. Each apartment should have a dedicated elevator, with separate elevators for servants and a separate elevator for the master and servants. All bedrooms should have en suite bathrooms, and there should also be a guest bathroom. The central and western kitchens should be separate, with the western kitchen having an island counter."

Ideally, the apartment should have a circulation system. Don't be afraid of deep interiors; dark rooms can be used for things like audio-visual rooms, wine cellars, and collection storage, which don't require natural light. The community should also have a large clubhouse, approximately 10,000 square meters, designed with underground space. If possible, the underground garage should also be brightly lit.

These luxury home concepts will gradually emerge in the next twenty years. She casually mentioned a few of the more common ones at this time. She plans to take the entire company on an overseas inspection and then expand on the other content based on the projects she actually sees.

However, just these few scattered points have refreshed Zhao Xingxing's vision and inspired her to come up with more ideas for product innovation.

After bidding farewell to the design director, who was immersed in the concept of a brand-new large-floor luxury home, Lin Ruoyan called over Qin Shuang and Hua Mengmeng. They were currently in charge of the company's overseas travel plans. She was already impatient to confirm the specific itinerary for the trip, or rather, the inspection.
