These are all factors that need to be considered; it's not as simple as it seems.
The fact that the original owner is still renting a place tells you about her current financial situation. The equipment was purchased with a loan, the clinic is rented, and the monthly loan repayments take up a large portion of her income. Fortunately, things are getting better, barring any unforeseen circumstances.
