Chapter 84 A Pair of Old Enemies

Chapter 84 A Pair of Old Enemies

What Lin Ruoyan described was merely a basic model for future asset-light operations, more suitable for implementation within industrial parks. The era described in the book couldn't meet the demands of more advanced high-tech support, so she wasn't imagining it. In the coming years, when online service platforms and mobile apps explode, industrial park management will be fully intelligent and digitized, far more advanced than the current manual labor model. Too much hype now; failure to achieve this in the short term would be disappointing.

Of course, the person in charge of the park did not have a perspective that transcended the times. After listening to Lin Ruoyan's words, he felt that they were golden advice and very reasonable, and his thoughts suddenly became clear.

He asked Lin Ruoyan to submit a proposal, and he also prepared the entire lease contract and the corresponding policy support documents. He waited for him to go to the district leadership meeting to explain the matter, obtain majority agreement, and write down the meeting minutes before implementing the formal contract process.

As long as the team approves it, the subsequent procedures will be just a formality. They will give verbal notification in advance, and Lin Ruoyan can start designing first. After completing the formal contract process, they can immediately start the decoration proofing.

Through communication, Lin Ruoyan realized that this person in charge was a talented person. Not only was he proficient in administrative procedures, but he was also visionary and open to new ideas. With this person at the helm of the future biopharmaceutical industry base, her company, whether engaged in investment promotion and operations or solely in R&D and production, would have a good leader who was communicative and able to provide oversight.

So who should be assigned to oversee the proofing work in the industrial park?

The luxury housing project will be fully finalized before the July plan, when the design work will be fully transferred to the construction drawing design. At that time, Zhao Xingxing, who is more creative, may be able to devote his energy to the industrial park and hire a new design team to complete the relevant design work.

It is now approaching the end of June, and we are waiting for the team of District X to discuss and form an opinion and notify her. It is July, so the time is almost right.

However, the construction drawings of luxury homes must be supervised by a dedicated person. In this era, there are still review companies and review processes. Domestic construction companies will first review the construction drawings after they are drawn. Beijing also stipulates that construction drawings must be submitted for external review. Only drawings that have passed the review can be submitted for various procedures. Before these internal and external reviews, all professionals of the client must review the drawings first.

The design department currently has only one architectural professional, Zhao Xingxing, with one each for structure, plumbing, heating, electrical, landscape, and interior design. As director, Zhao Xingxing has to juggle department management with architectural design work like reviewing drawings, which is quite exhausting.

Lin Ruoyan thought of this and called the HR director and Zhao Xingxing over, asking them to recruit a design institute chief engineer, someone who would oversee the review of construction drawings across all disciplines. This chief engineer could be retired or hired from a review firm. He should hold a first-class registered architect certificate and be able to understand drawings from various disciplines beyond his own. Such a person wouldn't require strong management skills or the ability to focus on anything other than reviewing drawings. Zhao Xingxing would continue to lead the design department.

Lin Ruoyan has seen this happen many times in the real world. Retired architects from major design institutes, often highly skilled professionals with no desire for leadership or administrative roles, often end up being poached by real estate companies, either to work for a design review firm or to lead one. The workload at a legitimate real estate company is incredibly demanding, requiring both high management and professional skills, often requiring multiple employees. Retired individuals, on the other hand, tend to be less concerned with these "minor" matters, preferring to focus on technical analysis and drawing analysis, rather than anything else, which is a worry-free experience.

After describing the requirements clearly, Zhao Xingxing suddenly remembered someone: "During my senior year of undergraduate studies, I interned at a well-established state-owned design institute in Beijing. The female architect who supervised me at the time retired due to poor health and was over 50 years old. She went to work at a design review company, but she still loved design. I used to call her every holiday to check in, and we've kept in touch. She has strong technical skills, so I asked her if she'd be interested in joining our company."

Wen Erya was hesitant to accept the offer when she heard that the man was in poor health and old, but she couldn't let Director Zhao down, so she said tactfully, "According to the needs of President Lin and Director Zhao, I will try my best to find more suitable candidates for selection."

Zhao Xingxing also realized what was happening and agreed, "Yes, technical control is very important. We should compare more and carefully select candidates. I just made a recommendation, and it was ultimately Mr. Lin who made the final decision."

Lin Ruoyan thought that it was good for an old lady in her fifties. She retired internally due to poor health and was re-employed. She must be pursuing a comfortable life and would not work overtime. Maybe she could bring some relaxed atmosphere of a state-owned enterprise to the company and make other young people less competitive.

Zhao Xingxing judged the candidate's technical abilities, while HR handled the hiring process and background checks. With these two around, Lin Ruoyan considered herself less than professional and even declined the interview.

As a result, due to a momentary negligence, when the expert Lao Wang recommended by Zhao Xingxing was finally selected and joined the company, Lin Ruoyan discovered that this Chief Engineer Wang and the Director of the Engineering Department Lao Jiao were actually classmates.

Moreover, Lao Wang had recently been ill and had surgery, but she was recovering well. She couldn't get used to the comforts of the design review company, and her previous design institute, with a group of young and energetic graduate students joining, was no longer open. So, while collecting her retirement pay, she wanted to venture out into the private sector. She would just be a contract signing consultant, and since her retirement unit would cover her social security, she didn't have to contribute. Lin Ruoyan could only offer her a high salary to make up for it.

Back then, Lao Wang and Lao Jiao both studied civil engineering, a man and a woman known as the perfect match for their field. But they weren't lovers; they were more like "rivals" who didn't seem to have any chemistry. They consistently took first and second place in their respective subjects, though they occasionally swapped places.

Lao Wang joined a large state-owned design institute, while Lao Jiao joined a well-known state-owned construction engineering company. Because they majored in civil engineering, they understood planning, architecture, structure, plumbing, and electrical engineering, making them both capable of engineering and well-rounded design expertise.

It's said that Mr. Wang's passion is obtaining certifications. He holds not only a first-level registered architect certificate, but also a first-level structural engineer, a registered planner, a registered equipment engineer, a cost estimator, a consultant, and more. Each of these certifications is incredibly difficult to obtain, and with the increasing categorization of professions, certifications now require a relevant degree and several years of work experience. Therefore, generally speaking, someone who only studies architectural design wouldn't be able to obtain any of the other certifications.

Similarly, a certificate corresponds to a major. People from other majors may have a chance to pass the exam if they work hard to memorize other certificates. However, there are many drawing exams in architectural design. Among them, the major design exam requires six hours of pure hand-drawing to create a plan. This is simply not something that people from other majors can achieve through mechanical training.

Most of the strong people who hold multiple certificates in one body studied civil engineering in their early years and later worked in design institutes for a long time, and have been exposed to various professional drawings. Such people are hard to find and have strong internal motivation.

In particular, Old Wang and Old Jiao were rivals during their school days. One went to a design institute, striving for excellence year after year, while the other went to a construction company, always present on the front lines of the toughest and most tiring work. These two highly skilled individuals, having dedicated decades to their respective roles, met again at Lin's Real Estate Company.

Now they both have white hair and are no longer young, but they understand each other with just one look, and a new round of competition begins immediately.
