Chapter 144 Site Selection
Su Tao and He Chuanqi arrived at the courtyard house.
"According to Director Hu, the first thing we should do now is to find the business location," Su Tao analyzed.
He Chuan nodded. Indeed, only after finding a good business location could he buy a car and store it there, and then go to the industrial and commercial department to handle the relevant procedures. They would also send someone to review whether his qualifications met the requirements.
"I plan to find a restaurant near our university and serve fast food. My target customer groups are students, school staff, nearby residents and migrant workers. I want a small store, so it shouldn't be difficult to find. The main thing is that you, as a transportation company, have strict site requirements. First of all, the area must be large, and there must be enough space to store cars and goods." Su Tao analyzed in an orderly manner.
"I know this. I plan to visit the industrial zone to see if there are any dilapidated or closed factories that need to be rented out or sold?" He Chuan expressed his plan.
"Okay, then let's split up." The two of them were searching for different locations, so it would be more efficient to act separately.
"Well, you take a look first. If you don't have enough money, tell me." He Chuan nodded and then spoke.
"Okay, I know." Su Tao smiled sweetly.
After Su Tao and He Chuan parted ways, they walked towards Peking University.
Along the way, Su Tao asked the neighbors if anyone had a house facing the street that they wanted to rent or sell. There was no other way, as there were no real estate agencies these days, so he had to resort to this old-fashioned method.
Finally, we found three houses, one for rent and two for sale. Su Tao visited each house on site.
The first one for rent is the closest to Peking University, but the house is relatively small, only about 30 square meters. However, it is located on the street, and the gate of Peking University can be seen from a distance.
The first one for sale is farther from the school, but the size is quite good, about 60 square meters, and it's located at the corner of a street.
The last one is located halfway between Su Tao’s courtyard house and Peking University. It has a good location on the street, but it is larger in size, almost 90 square meters.
Su Tao already had a rough plan in mind before choosing. He planned to find a house on the street, about 60 to 70 square meters in size. Whether to rent or buy it would depend on the specific price.
Although the rental property wasn't close to the school, it was too small, so Su Tao eliminated it first. That left two properties for sale. The first one was a good size, but it was too far from the school, which might limit customer traffic. However, the price was relatively affordable, with the seller offering 300,000 yuan.
The third one was conveniently located, on the main street, surrounded by several state-owned enterprises, and had a high customer flow. However, it was larger, thirty square meters larger than the first one, yet the price was double, asking 600 yuan.
After considering all the factors, Su Tao leaned towards the third option. Although it wasn't larger, it was still a good deal. In those days, most businesses were state-owned, with no private sector. Houses owned by ordinary people were primarily residential, not commercial. Even if your house was on the street, you couldn't open a shop yourself; only state-owned enterprises could do that.
Therefore, the houses on the street were basically sold as ordinary residences, with no concept of commercial properties. Buying a commercial property at the price of a residential property would surely yield significant profits in the future, so Su Tao didn't mind a larger house. However, considering that He Chuan might not have enough money, after all, his business expenses were the biggest, including space and vehicles, Su Tao wanted to discuss the matter with He Chuan before making a decision.
Su Tao bought some vegetables on the way there. When he got home, he had already prepared the meal, but He Chuan had not arrived yet.
